The Property

 

Just north of Caledon-Orangeville, on the way to Collingwood, a jog diversion from the main stray, Hurontario opens to a "another worldly" sparse clusters of large acreage properties with private equestrian estates and homes, for some reasons, mostly owned by the area medical professions.  Adjacent to the Ryans' (the Vendors) home is one of the accesses to the Dufferin County Forest [a 2,500 acre biodiversity conservation sanctuary with miles of trails for humans and horses which also joins the Mono Cliffs Provincial Park(732 hectares)].

The most appealing aspect of the property for me is where the house is situated - perched on top of a slow rise some 600' from the road through two curtains of mature trees.

Mr. Ryan, an engineer, commissioned a custom kit from www.Normerica.com and finished the home in around 1989.  He contacted Normerica last year to cost out the same kit and was advised that it will be $250,000 in today's market.  Normerica advised on their site that their kits usually represents 40 - 33% of the cost towards a final product.  *As such, to built this exact home today would cost in the range of $625,000 to $758,000.

Mrs. Ryan, an ICU and CCU nurse in the area hospital, loves the great outdoors.  Flora on the properties include black walnut, oak, pine, spruce, birch, cedar, maple, aspen, larch, mountain ash, and  junipers.  She planted an herb garden which includes lavender, mint, savory, hyssop, rue, chives, sorrel, oregano, rhubarb, asparagus, Echinacea and mullein as well as berries which include cranberry, gooseberry, blueberry, raspberry, red currant and strawberries; and perennial gardens with Artemisia, poppies, pink tiger and orange lilies, yarrow, wild pink roses, purple and yellow irises and cosmos.  She said that the wild flowers such as: tulips, hyacinth and so on as well as will strawberries, raspberries and blackberries,  bloom late spring and summer in the fields between the trees.

Being health conscious, she also made sure there is an "endless supply" of filtered water (over 15 gallon per minute) with a drilled well of 86 feet through the brick sand.

As an aside, my favourite in the area is the Pub in Mono Centre - owned by an Australian expatriate.  (The Garlic Shrimps are to die for!)  Some of the other interesting spots in the area are listed below.  For the History Buffs:  here are more information.
