The Region

 

Tap into what the cognoscenti have known for several years, a little bit of insider information if you will - Port Hope, Cobourg and Grafton are turning into  bedroom communities of Toronto - each with its distinctive zeitgeist.  50 minutes of highway driving east of Toronto on HWY 401, Port Hope is one of (maybe a couple), towns in Ontario that has a proactive Heritage Conservatory that has prevented bulldozing of Century Homes for Parking Lots - "managed growth" is a term that comes to mind. Cobourg, just 10 minutes east of Port Hope, is the "sister" township that is one of Toronto's favourites. Grafton is a destination of choice for a more bucolic and Upper Canada "loyalist" feel.

And it is a good thing.  Steeped in history, the "triplets" were the playgrounds of the Rich and Famous since the early 1800's.  That would explain all the majestic estates in the surrounding countryside.

Northumberland County, where the "triplets" lie, benefits from the growing trend of "city folk" moving out from the hustle and bustle in the "big smoke" to somewhere quieter and safer.  With the Internet revolutionizing the way we do business and communicate, many have taken advantage of what telecommuting has to offer. When we placed the Director of Marketing for a major National Bookstore in Grafton 4 years back, he traded his home in North York for a 100 acre farm with a restored Century Home that once belonged to the Masseys for $550,000.  I am sure it's worth a lot more now.  A recent article in Toronto Star (July 1, 2002) mentioned that a developer from Peterborough is planning to develop a 4,800 people retirement community in Port Hope.  He does have the vision and started accumulating land mass 10 years back.

Northumberland County is only part of this "managed growth" phenomenon , although, additionally, there seems to be a trend in Health Spas popping up the the area as well as the traditional Country Fare.  Moving slightly eastward, we have the Big Apple in Colborne that opens year round attracting millions.  And Brighton turning into a well received retirement community - great success in the development of Brighton-by-the-Bay by a REIT.  Then Prince Edward County, with picturesque Picton,  is turning into the other Wine Producing region.  After selling The Hillcrest in Port Hope to an area Spa, I see a few more popping up that provide a variety of alternatives and choices.  Another client from the U.K., now a good friend, is setting up another one in Brighton.  I am sure this will be quite special - as influenced by her background as a hotelier in Africa and her son as an impresario in the entertainment/music industry in the U.K. and New York.  Then there is Trenton and Belleville, led by one of the most dynamic Economic Development Boards in the person of Chris King; and Kingston, which is experiencing phenomenal growth.

From another point-of-view, with the reciprocal commerce between Toronto, Montreal and Ottawa, Northumberland is the Gateway to Toronto from travelers in these regions.  A good break after 4 - 5 hours of driving!

The History

Circa 1865, approximately 1 acre was cut out of 200 acre parcel of land belonging to the house north east of the property (Baltibrook Road).  In recent years,  Mr. John McInnis, an antique dealer from Toronto occupied the house in 1976Then Peter Jamieson another antique dealer occupied the house until the Buttery's purchase in 1992. The Butterys, both teachers, fell in love with the place in an almost "love at first site" way. Happily, they are starting a family whereas the ravine is not suitable for their young children.


My Thoughts

I love the floors.  There is something quite enchanting about painted pine floors - that's the first thing I noticed as I walked in.  It felt like I am in a "dolls house" with wooden rocking chairs and straw Raggedy Ann's.....  Together with literally wide beams of the sun shining through the windows of each room - it almost seems like I am in another century, a magical place.  I love the extension/family room overlooking the ravine and wide river/brook - which was also flushed with sunlight.

Did I mention the gurgling brook?  You can hear it in the family room.

The interior colour scheme is perfect.  And I have seen the best designs in my travels!

The first thing I noticed about the property is the white picket fence - quaint, in the way the British would use it.  I like the separate garage, flag stone patio, playground surrounded by mature trees and bush.  Because I went in the afternoon, the sun peaking through the roof when I was in the garden was absolutely divine!  I accessed the ravine in one of the many path ways down to the wide river and banks.

I think the best feature is the proximity to 45 - the main road leading to HWY 401 with stores and community centre "just around the corner" and yet situated in a secluded spot on the country road.

Special Features

* .9 acres on ravine and at river     Mr. McInnis drilled the new well in 1976, put original windows back, reinforced in basement, poured concrete floor and built garage   Mr. Jamieson built the deck  5 years ago:  the Butterys added i) the extension overlooking the ravine where the original summer kitchen would have been. The windows, storms and screens are custom made in Lanark County; ii) the main level bathroom; iii) new high efficiency furnace; iv) took chimney down when the furnace went in and had ginger bread/barge board reproduction custom made from the east side of the house to match the missing piece; v) painted and wallpapered every room; vi) planted (ballerina)  rose hedges up the walk (they bloom from June to September); viii) put in the flag stone patio in the garden; ix) added the perennial gardens; and  x) planted 300 saplings on the river bank    The ravine is covered with Pagoda Dogwood Trees (nice sculpture in all seasons)    The MNR stock streams with trouts all year round    There's a built-in kennel below the extension
